What TBRS 2026 is, and why it exists
The Branded Residences Summit (TBRS) is India's premier conference dedicated to branded residences. TBRS 2026 is the second edition, a closed-door, two-day convening of the developers, global hotel brands, institutional investors, operators, and family offices shaping the future of luxury branded living in India.
It is not a public expo. The room is capped at 250 vetted delegates. Conversations are off the record, introductions are pre-matched by profile and objective, and the programme is built around real deal-making rather than audience-building. The summit is hosted by NOESIS Hotel Advisors, India's specialist hotel investment, hospitality, and branded residences advisory firm.
What the summit covers
The India market snapshot
Where branded residences stand in India today, the size of the pipeline, and the cities leading demand.
What global brands really want
Brand heads from Accor, Marriott, Banyan Tree, Hilton, and Radisson on how they screen, select, and partner.
The legal architecture of a branded deal
Land, law, and licences: the brand licence agreement, control over design and FF&E, and the exit clauses that protect the owner.
Underwriting a branded residence
Do the numbers work? Feasibility, the optimistic assumptions that sink projects, and how capital evaluates a deal.
Premium, velocity, longevity
The three numbers that decide a branded residence: the price premium, the speed of sales, and the durability of value.
Design, operations, and the showcase
What a brand genuinely contributes beyond the logo, plus live market showcases and the Branded Residences Awards.
The full two-day programme is published on the TBRS 2026 agenda.

Branded residences are among the fastest-growing segments of Indian luxury real estate. They pair a residential property with a globally recognised hotel or lifestyle brand, and they command a price premium of roughly 20 to 35 percent over comparable non-branded homes.
Mumbai sits at the centre of this shift. As India's financial capital, with the deepest pool of ultra-high-net-worth buyers, luxury developers, and institutional capital, it leads the national pipeline alongside Delhi NCR, Goa, and Bengaluru. TBRS 2026 is where the people structuring these projects meet, and where the next decade of branded living in India is negotiated.
