The terms governing your use of tbrs.co.in and the purchase of Delegate Passes to TBRS 2026.
1. Acceptance of Terms
By accessing this website (tbrs.co.in) or purchasing a Delegate Pass to The Branded Residences Summit ("TBRS", "the Event"), you agree to be bound by these Terms & Conditions. If you do not agree, please discontinue use of the website and do not purchase a pass.
2. About the Operator
TBRS is organised and operated by NOESIS Hotel Advisors ("NOESIS", "we", "us"). All bookings, communications, and contractual obligations are between you and NOESIS Hotel Advisors. Registered office: Kaledonia, 1st Floor, A Wing, Sahar Road, Andheri East, Mumbai, Maharashtra 400069.
3. Eligibility
TBRS is a B2B event for senior real estate developers, hotel brand executives, institutional investors, family offices, and professional advisors active in the branded residences sector. Delegate Passes are offered for individual professional attendance and may not be transferred to the general public.
4. Bookings & Payment
All bookings are processed via the website at the price displayed at the time of booking. Payment is collected through Razorpay; we do not store card or banking details on our servers. A booking is confirmed only upon successful payment and receipt of a confirmation email. Prices are inclusive of applicable taxes unless stated otherwise. GST invoices are issued within 48 hours of a successful booking.
5. Pass Inclusions
A Delegate Pass grants the named individual full access to both days of the Event including all sessions, lunches, networking breaks, and the evening Luxe Gala on Day 1. It does not include travel, accommodation, or expenses outside the Event venue.
6. Cancellations, Refunds & Substitution
Delegate Passes are non-refundable. However, a confirmed delegate may nominate a substitute attendee at no extra cost, subject to written notice to tbrs@noesis.co.in at least 72 hours before the Event and the substitute meeting the eligibility criteria. 7. Event Changes & Force Majeure
NOESIS reserves the right to modify the agenda, speaker line-up, venue (within Mumbai), or schedule of the Event for operational reasons. In the event of cancellation by NOESIS due to circumstances beyond reasonable control (including but not limited to natural disaster, pandemic, government restriction, or venue unavailability), NOESIS will use reasonable endeavours to reschedule. If rescheduling is not possible, delegates will receive a pro-rata refund or credit toward a future edition at NOESIS's discretion.
8. Conduct at the Event
Delegates are expected to maintain a standard of professional conduct consistent with the closed-door, peer-level nature of the Event. NOESIS reserves the right to refuse entry or remove any delegate whose conduct is disruptive, abusive, or otherwise inappropriate, without refund.
9. Confidentiality & Chatham House Rule
Sessions at TBRS are conducted under the Chatham House Rule unless otherwise stated. Delegates may use information shared at the Event but may not attribute it to any individual speaker or organisation. Recording (audio, video, or photographic) of sessions is prohibited without prior written consent of NOESIS.
10. Intellectual Property
All content on tbrs.co.in - including text, logos, graphics, agenda, speaker materials, photographs, and the TBRS name and branding - is the property of NOESIS Hotel Advisors or its licensors and is protected under Indian and international intellectual property laws. You may not reproduce, distribute, or create derivative works without prior written permission.
11. Third-Party Services
The website uses Razorpay (Razorpay Software Private Limited) for payment processing and Google Workspace (including Google Sheets) for record-keeping. Use of these services is governed by their respective terms and privacy policies. NOESIS is not responsible for the practices of these third parties.
12. Disclaimer of Warranties
The website and the Event are provided on an "as is" basis. NOESIS makes no warranties, express or implied, regarding uninterrupted access to the website, accuracy of speaker availability, or commercial outcomes from attending the Event.
13. Limitation of Liability
To the maximum extent permitted by law, NOESIS's total liability arising out of or relating to your use of the website or attendance at the Event shall not exceed the amount paid by you for the Delegate Pass. NOESIS shall not be liable for any indirect, incidental, special, or consequential damages.
14. Governing Law & Jurisdiction
These Terms & Conditions are governed by the laws of India. Any dispute arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts at Mumbai, Maharashtra.
15. Modifications
NOESIS may amend these Terms & Conditions at any time by posting the updated version on this page. Continued use of the website or attendance at the Event after such changes constitutes acceptance of the revised Terms.
